In order to achieve a net zero carbon economy by 2050, the UK must reduce its total energy consumption and increase the amount of energy it generates from renewable sources. The built environment accounts for approximately 40% of energy use and around 40% of the UK’s total carbon footprint – so improving the energy efficiency of our buildings is critical if we want to reach our net zero targets. Developing high-quality, low-carbon industrial units will contribute positively towards this.

Investment

Our Priestley Road site is located within the Houndmills ‘Strategic Employment Area’ of Basingstoke, with just over 10-acres of land following the previous occupier’s relocation to the town centre. With limited availability of sites over 10 acres around the M3 corridor South-East to accommodate units of this size, our industrial/logistics unit development (in partnership with Wrenbridge) is tapping into strong demand. There will be a strong focus on environmental leadership: we aim to reduce embodied carbon in construction and maximise energy-efficiency in operation.

Outcomes

The proposed development aims to achieve exemplar sustainability standards, targeting Net Zero Carbon status at practical completion with an EPC A+ rating and BREEAM ‘Excellent’ or ‘Outstanding’. It will be designed to emit 100% less CO2 emissions than a standard new construction, and overall initiatives to reduce energy consumption and carbon emissions should result in lower operating costs than alternative properties. The development is also expected to provide c. 250 jobs within the local area.
