Bridges Sustainable Property Fund has acquired a Grade II listed building in Birmingham’s historic Jewellery Quarter. 50-54 St Paul’s Square was formerly a jewellers’ workshop, now converted into 25 office units and a ground floor restaurant. Bridges Sustainable Property Fund is currently refurbishing the site, with a focus on retaining the original features whilst incorporating environmental improvements.

Launched in 2009 by specialist fund manager Bridges Ventures, the Bridges Sustainable Property Fund invests in buildings showing environmental leadership and properties in regeneration areas with the aim to generate strong financial returns as well as delivering a positive social and environmental impact. The St Paul’s Square site met the fund’s investment criteria and Bridges hopes to see the refurbished units attracting new SMEs to the area, boosting the local economy and creating jobs.

The building comprises 20,000 sq ft and is currently part let, with the vacant space now being offered for sale on a long leasehold basis. The individual units, ranging from 350 sq ft to 1,500 sq, are being renovated to incorporate an energy efficient lighting and heating system.

Guy Bowden, Acquisitions Director at Bridges Ventures, said: “The Jewellery Quarter has undergone several phases of regeneration over the past few years with new residential developments, restaurants and bars which have created a thriving hub within the historic area of the city. The building in St Paul’s Square presented a great opportunity for us because the property is in a great location and offers potential for long-term leaseholds.”
