It is strategically positioned within an established industrial and logistics zone, stretching from the M27 to the Port of Southampton.</p>

Following consent, construction is scheduled to commence in Q1 2026, with completion and occupation expected later in the year.</p>

                                <p>Bridges and our partner Chancerygate have been granted planning consent to build Harlequin Industrial Park, a highly sustainable 90,000 sq ft Grade A urban logistics development in Hayes, west London.</p>
<p>Harlequin will sit in an established industrial location on Southall Lane with Beaver Industrial Estate, International Trading Estate and Western International Market all nearby. The development benefits from excellent road connectivity and is less than one mile from junction three of the M4 motorway and four miles from the A40.</p>
<p>Once complete, the scheme will comprise nine units ranging from 5,100 sq ft to 39,700 sq ft, with a projected gross development value of around £40m.</p>
<p>Construction work is due to start in 2024 after the demolition of the office buildings currently on the site.</p>

The site is a prime urban logistics location in an established employment area, with excellent access to central Birmingham and the wider region via Junction 6 of the M6 motorway (just 2 miles away).<br />
We are seeking planning consent to demolish the existing low-quality buildings in order to develop a 300,000 sq. ft. multi-unit warehouse scheme, with approx. 26 units ranging from 4,000 to 33,000 sq. ft.</p>

<p>The site was previously home to a car parts manufacturer, which closed down in 2021 with the loss of over 500 jobs. We estimate that once all 26 units are occupied, they could support between 400 and 500 local jobs, in addition to those created during the construction process.</p>

in two phases: 17 units (totalling 110,00 sq.ft.) in the first phase, and 14 units (totalling 144,00 sq.ft.) in the second.</p>
<p>There has been very strong occupier interest in the site, with a number of lettings having now exchanged on agreement for leases &#8211; reflecting the strong demand locally for high-quality, highly sustainable industrial units.</p>

                                <p>The current dated buildings on the site are being demolished &#8211; and remediation work completed according to best-practice environmental guidelines &#8211; to make way for small, energy-efficient industrial units that will appeal to SME occupiers.</p>
<p>These units will utilise enewable energy technologies such as photovoltaic (PV) panels and are targeting BREEAM &#8220;Very Good&#8221; and EPC ratings of B as a minimum. This is expected to reduce utility costs for tenants and minimise the development impact on the environment.</p>
<p>It is estimated that when both phases are fully occupied, the new development will support approximately 300 jobs for the local area.</p>

The site is adjacent to the Poynton Relief Road, a £50m highway investment that completed in March 2023, shortening the journey from the site to Manchester Airport to a 10-minute drive.<br />
A planning application for c.165,000 sq. ft. of industrial/warehouses across 11 units, ranging in size from 1,700 to 24,500 sq. ft., was submitted in Q2 2023. These units should prove attractive to SME occupiers.</p>

The site had been vacant for a long time, and had only recently been occupied by a construction company as storage space for vehicles and construction materials. The development proposals would create employment space that would support approximately 210 jobs for the local community.</p>

<p>Meanwhile the rise in e-commerce &#8211; accelerated by the pandemic &#8211; has driven greater investment in urban and last-mile logistics; and factors such as use diversification and re-shoring are helping to sustain demand.</p>
<p>So low-carbon logistics facilities are becoming increasingly attractive to organisations as a way to meet consumer demand, cut operating costs, accelerate their own Net Zero journey by reducing emissions, and future-proof their real estate portfolio against incoming regulation.</p>

                                <p>Bridges and our partner Chancerygate acquired this prime 5.3 acre site, located a mile to the south of Dublin airport, in Q2 2022. A planning application was submitted in March 2023 for the construction of 120,745 sq. ft. of industrial/logistics space, in 13 units, ranging from 3,800 sq. ft. to 18,675 sq. ft.</p>

                                                                            <div class="col-half">
                                <p>The development targets a highly sustainable specification of BREEAM “Excellent” or equivalent, and we are exploring the possibility of LEED Gold standard and BER A (equivalent to UK EPC). Currently 169kWp/c.800sqm of solar photovoltaic panels are proposed.</p>
<p>The site was previously largely vacant, occupied only by a small bungalow and used as office and storage space for vehicles and construction materials. The development proposals are revitalising a disused site, enabling employment space for approximately 150 jobs.</p>

                                <p>The built environment is responsible for about 37% of all carbon emissions globally. So improving energy efficiency is of the most important factors in achieving Net Zero carbon emissions.</p>
<p>Meanwhile the rise in e-commerce &#8211; accelerated by the pandemic &#8211; has driven greater investment in urban and last-mile logistics; and factors such as use diversification and re-shoring are helping to sustain demand.</p>
<p>So low-carbon logistics facilities are becoming increasingly attractive to organisations as a way to meet consumer demand, cut operating costs, accelerate their own Net Zero journey by reducing emissions, and future-proof their real estate portfolio against incoming regulation.</p>

                                <p>Bridges acquired this site in early 2022 alongide Opus North, and submitted an outline planning consent for c.505,000 sq. ft. of majority industrial but also trade counter, drive-thrus and restaurants.</p>
<p>The proposals aim to regenerate and remediate an area located to the eastern side of Wakefield City.</p>

                                <p>The industrial units are targeting BREEAM “Very Good” and EPC ratings of B as a minimum. This is expected to reduce utility costs for tenants and minimise the development’s<br />
impact on the environment. Renewable energy technologies such as photovoltaic panels are proposed.</p>
<p>The proposed development will enable jobs on a vacant site. The small energy-efficient industrial units will appeal to SME occupiers and employees from the local community. It is estimated that when the scheme is fully occupied, the new development willn support approximately 800 jobs.</p>

                                <p>In order to achieve a net zero carbon economy by 2050, the UK must reduce its total energy consumption and increase renewable energy usage. The built environment accounts for approximately 40% of energy use and around 40% of the UK’s total carbon footprint &#8211; so improving the energy-efficiency of our buildings is critical if we want to reach our net zero targets. What&#8217;s more, there is growing demand from occupiers for sustainable buildings that can reduce running costs and contribute to achieving ESG objectives.</p>
<p>In recent years, interest in industrial and logistics facilities has soared, driven by the transition to online retail. Demand was 86% above the long-term annual average in 2021, with vacancy rates falling sharply. By delivering high-quality and sustainable industrial and warehouse buildings, Bridges can meet this demand and contribute to the net zero transition, while also boosting local employment and economic growth.</p>

                                <p>Verda Park in Wallingford, Oxfordshire stands on a 7.6-acre site that has been vacant for the past 40 years. While the site had an extant planning consent for a single industrial unit of c.160,000 sq. ft., Bridges and our joint venture partner Equation Properties received planning consent in Q4 2020 for a 12-unit industrial warehousing scheme with a total area of 154,268 sq. ft. The scheme was branded as &#8216;Verda Park&#8217;, and four lettings (comprising c.60% of the scheme) had been secured at the time of practical completion in April 2022.</p>

                                <p>Our impact strategy was to build high-quality, highly environmentally sustainable industrial buildings for SMEs. The target EPC rating is A+ for the entire scheme, alongside a series of measures to minimise CO2 emissions, helping to decarbonise the built environment. BREEAM &#8220;Excellent” and Net Zero Carbon certification is also targeted.</p>
